Overview

Please ensure that you have read the process mapping document 'pm_cost_modelling' before proceeding with this exchange requirement.

The scope of this exchange requirement is cost modelling stage 4 - Detailed Estimate.
That is, the cost model is based on the elements that are expected to be incorporated within the construction of the building and ancillary services associated with that construction. The unit cost basis of each type of element will be defined by a set of rules that are typically provided in a standard method of measurement whose use has been agreed for the project.

This exchange requirement assumes that a full conceptual building model has been defined and that relevant information can be obtained from shape representations that it contains. The full conceptual model provides sufficient detail to enable the extraction of information to enable the quotation estimate to be derived.

Note that the general principles of defining a quotation estimate are the same as those for defining a pre-construction estimate. The only difference between the exchange requirements is that the cost value information associated within a quotation estimate is determined from supplier/manufacturer price lists or quotations or other definite source of purchasing information.

Note also that at the time of quotation, further information about products may be defined within the building information. Such information may identify the manufacturer and type specifically. However, this information is not considered within this exchange requirement. Where such information is required as part of the quotation, it is considered to be included as part of the description within a cost item. Any association between associated manufacturer/type information and a description is considered to be handled within application software.

Note further that specific quotation estimates may be required for particular element groupings either as sections of a whole estimate or as separate estimates.

Cost Items and Schedule Cost items and cost schedule that are included within a quotation estimate are the same as those that are included within a pre-construction estimate. Cost values that are asserted for the quotation estimate however will differ. Additional cost values may also be incorporated within the cost item but the method of incorporating such additional values is identified in detail within the functional part fp_model_cost_item.
The predefined type of cost schedule should be set as either 'TENDER' or 'PRICEDBILLOFQUANTITIES' or 'SCHEDULEOFRATES' or 'USERDEFINED'. If set to USERDEFINED, then a type of schedule should be set by the user.
